- FEMA updated flood maps in December 2022. Many Zone X parcels now sit in a Special Flood Hazard Area. New Coastal A Zone properties require elevated foundations, same as VE.
- Charlotte County enforces the 8th Edition Florida Building Code. An Elevation Certificate is required before key inspection stages are cleared.
- A Notice of Commencement must be recorded before the first inspection on any contract above $5,000. Missing this step stalls permits.
- Englewood straddles Charlotte and Sarasota County lines. The county operates a satellite office at 6868 San Casa Drive for Englewood permits. Jurisdiction must be confirmed before submitting.
- Gopher tortoise and scrub jay habitat reviews are required on applicable lots. FWC relocation permits must be secured before land clearing begins.
