Flood Zones
As a result of building primarily in coastal Southwest Florida for over 35 years, we have extensive knowledge and experience navigating the multiple layers of regulations, commonly referred to as the “50% Rule”, set forth by the Federal Emergency Management Agency (FEMA) and enforced by our local building authorities. We have undertaken several full “rehabilitations” of homes located within flood zones and pride ourselves in being able to achieve the maximum amount of construction allowed by the local municipalities’ interpretation of the FEMA rules. We have redirected many clients, previously frustrated by what they heard from other contractors, toward a plan that eventually gave them much of their initial desires for their new home or renovation.
Historic Designations
Since our founder is an appointed member of the Lee County Historic Preservation Board, we have some of the best expertise available at working with our county planners and zoning officials to obtain approval for building or remodeling on properties with Historic designations.
While having superior knowledge of the Historic process is obviously beneficial, our best advantage in working with Historic projects is our passion for the history of our Florida vernacular architecture. We love “Old Florida” style!
